Customer"Pre-Inspection" Checklist

For our Customers: Please review this form to ensure that your home inspection goes smoothly and is as complete as possible. A little preparation and planning beforehand will pay dividends for you later. Our goal is to ensure that you receive a home inspection report of the highest quality, and also one that is as comprehensive as possible.

  • Are all areas to be inspected fully accessible to the inspector? i.e.: No obstacles blocking the furnace/boiler, water heaters, basement walls, crawl spaces, or electrical panels?
  • Are all applicable utilities on? Electric, gas, etc. Example: If power has been disconnected, or fuel supply to furnace is either empty or disconnected, the heating/cooling system cannot be fully checked for proper operation.
  • House pet(s) that will try to escape the home during our inspection? The inspector will be opening and closing doors throughout the inspection.
Some things you may want to note:
    1. Double-check time and date of inspection with your realtor.

    2. Also, ensure that you can be reached prior to the inspection.
    3. If you need to cancel, please contact our office within 48 hours, at (603) 432-1649.
    4. We recommend that the prospective buyer(s) accompany our inspector as he progresses through the home. We do not recommend children follow us however, as they can be a distraction. Taking notes is encouraged. You will be provided with a lot of information in a relatively small period of time and notes are very helpful later.
    5. The completed Tri-State Home Inspection report belongs solely to you, our customer. If you want to share this report you will need to provide permission

    6. and mail/fax information to us following the inspection.
    7. Payment is due in full at the completion of the home inspection, payable to
Tri-State Home Inspection Inc., to be received by our inspector.
Forms of acceptable payment are: Visa/MC, checks and cash.
NOTE: To Buyer’s Realtor / Client – if you are having a Radon Air Test done you should be advising the Seller and the Seller’s Realtor that this test will be taking place and that "ALL" Windows in the Testing Area will be CLOSED for 48 Hours.
